Q: I?m looking at a townhome. They are 4 years old and have sold only one. Most units are rented by the builder, but there is a great unfinished unit that we could finish. The builder offers allowences for the finishes, plus $6000 off of advertised asking price. Even with that discount, I feel like they would be willing to negotiate. Is it appropriate for me to do that myself, or should I get a Realtor? Would it be worthwhile for both the builder and my Realtor if I had one to negotiate this deal or should I just do it myself?

A: You won?t know unless you try. In my experience EVERYONE is negotiable. I think it would be in your best interests to ask your Realtor to assist you. Negotiate away and good luck!

We just had a client that I sat with at a new housing center ? I was able to get her a $3500 credit, washer/dryer, upgraded flooring and a window covering allowance ? plus we offered 10K less than the asking price ? we were met 1/2 way.

A: If the builder is offering a real estate commission already I don?t think you lose anything by hiring a Realtor. If the builder is not you should discuss that with the builder and your agent. Of course you can always negotiate anything by yourself or with assistance. I am a Realtor and a big believer in buyer representation.

A: Have you already registered with the builder? Sometimes builders will not let a Realtor come negotiate after you?ve already started the process.
